Major Performance Issues

When running the game i am not able to run the game past 10-15 FPS. I have tried a lot of different trouble shooting options and switching to different DX's as well as running different graphic settings and resolutions. The only thing that works is switching to DX8. Switching to DX8 lets me run 60 frames with no problem but its bare bones.

On a side note, i have been running the 2.4 on these setting with 30+ frames with no issues. I have a feeling this is a optimization issue or some type of issue with the new xray engine but im not sure. Render - DX11 Enhanced Quality - 8GB Ram and/or 4GB VRam Resolution - 2560x1440
